AI scams and wire fraud in real estate: how NJ buyers and sellers stay safe

The most expensive mistake in a home purchase is sending a down payment to a criminal. AI has made fake emails, voices and even fake sellers more convincing. Here is how the scams work and the simple rules that stop them.

How the scams work now

Wire fraud: a criminal watches an email thread, then sends perfectly timed 'updated wiring instructions' that look like they came from the attorney, title company or agent. AI makes the writing flawless and can even clone a voice for a follow-up call.

Fake sellers: scammers pose as the owner of a vacant lot or empty home, often using AI-generated documents or deepfake video, and try to sell property they do not own.

Rental scams: a real listing is copied, the contact details are swapped, and a deposit is requested before anyone sees the unit.

Five rules that stop wire fraud

1. Never trust wiring instructions that arrive by email or text, even from a familiar address. NAR's guidance is clear: a familiar email, phone number or voice is no longer proof of identity.

2. Call the title company or attorney at a phone number you found yourself, from their official website or your contract, before you send money.

3. Treat any last-minute change to wiring instructions as fraud until proven otherwise.

4. Confirm receipt by phone right after the wire goes out. Speed matters if something is wrong.

5. If you suspect fraud, call your bank immediately to request a recall, then report it at ic3.gov.

For sellers of vacant land or empty homes

Owners of vacant or unmortgaged property are the most common targets for seller impersonation. Ask your title company about alerts when documents are recorded against your property, and tell your agent and attorney to verify identity in person or by video with ID before any listing or contract.

How Winfar handles it

We never send wiring instructions by email. We verify new clients before listing a property, and we tell every buyer to confirm wiring details by phone with the attorney or title company. Questions? Book a call or read how AI is changing buying and selling a home.

常见问题

Will my agent ever email me wiring instructions?

At Winfar, no. Wiring instructions come from the closing attorney or title company, and you should always confirm them by calling a number you looked up yourself.

What should I do if I wired money to a scammer?

Call your bank immediately and ask for a wire recall, then file a report at ic3.gov. The first hours matter most.
