1. Photos and tours are the new first showing

Most buyers see your home on a phone long before they walk in. Zillow's research found 78% of sellers are more likely to hire an agent who offers high-resolution photography, and 75% one who offers virtual tours or floor plans. Good light, a clean floor plan and a 3D tour do more for a listing than any description.

2. AI search rewards clear, accurate listings

Buyers now ask search tools questions like 'quiet street, near the bus, room for an office.' Listings with complete, accurate details on parking, commute, layout and updates show up for more of those questions. AI can help draft the description; a person should check every fact.

3. Virtual staging: useful, with disclosure

Virtual staging can help buyers picture an empty room. Industry rules generally require that altered or AI-staged photos be labeled, and buyers should be able to see the real room. Overdone edits backfire at the showing.

4. Price with people, not just algorithms

Instant estimates are a starting point. Zillow reports a median error of 7.01% for homes not on the market, which can mean tens of thousands of dollars in North Jersey. A comparative market analysis built from the right recent sales, adjusted for condition and building, protects your net.

5. Fees are negotiable, and that is in writing

Since the 2024 practice changes, commissions are clearly negotiable. Redfin reported the average buyer's agent commission at 2.43% in Q2 2025. Winfar's listing fees are less than the typical 5 to 6 percent people hear about, and the exact figure is agreed in writing before anything is marketed. Questions people ask

Should I use AI to write my listing description?

It can help with a first draft, but every detail must be accurate and verified. Mistakes about size, taxes or features create problems at attorney review.

Is virtual staging allowed?

Generally yes, when the photos are clearly labeled as virtually staged and buyers can see the unaltered room.

What does Winfar charge to list?

Less than the typical 5 to 6 percent. The exact fee is agreed in writing after we review the property.
