1. Check the exact parking zone
Jersey City requires resident permits for stays longer than two hours in many areas. Read the signs beside the actual building, including street-cleaning restrictions, and confirm eligibility with the city. Ask management whether the unit includes an assigned space, a separate garage lease or only a waitlist. Confirm visitor and second-car arrangements separately.
2. Test the trip you will actually make
Walk from the building entrance to the station or bus stop. Check an ordinary weekday, a late return and a weekend trip using current PATH and NJ TRANSIT information. Record walking, waiting and transfers, rather than relying on a listing's travel estimate. Confirm the return route as well as the morning route.
3. Treat curb access and building access as separate reservations
Ask the city about temporary no-parking signs or meter bags if your moving truck needs curb space. Ask building management separately about elevator bookings, loading entrances, permitted moving hours and the mover's insurance certificate. Get both confirmations before booking the truck; one reservation does not replace the other.
4. Price the unit beyond its advertised payment
Request an itemized written list of parking, amenity, pet, storage and move-in charges, plus which utilities are included. Buyers should ask for the current association budget, assessments and unit-specific tax information. Renters should confirm the actual lease payment, concession period and renewal terms. Compare the same costs across every address on your shortlist.
5. Ask flood questions at the property level
Use the state address tool and review the property's flood disclosure. Ask about previous water intrusion, garage access during storms, storage and the location of essential equipment. Discuss appropriate insurance with a licensed insurance professional. An attractive view or an upper-floor unit does not answer every building-level question.
