Moving to Edgewater: five checks beyond the waterfront view

In Edgewater, the right home needs to work from the front door to River Road and beyond. Use this checklist to compare the actual building entrance, transport options and written costs before committing to a purchase or rental.

1. Match the building to the right shuttle stop

The borough lists separate north and south ferry-shuttle routes along River Road. Locate the stop for your exact address, check which side of the road serves your direction and walk the route yourself. Consider crossings, gradients and the evening return. Confirm the current shuttle and ferry schedules together; a nearby stop is not a promise of a particular commute time.

2. Have a plan beyond the ferry

Check the ferry's operating days, last departure and current service notices for the trip you need. Test an NJ TRANSIT alternative for days when the ferry schedule does not fit. Include the trip after arrival in Manhattan when comparing door-to-door time and cost. Ask whether a building shuttle exists and, if so, request its current written schedule.

3. Confirm parking belongs to this unit

Ask whether the quoted home includes an assigned space, whether the charge is separate, and whether the space transfers with a sale or lease. Confirm extra vehicles, guests, garage clearance and any waitlist in writing. Check municipal rules for the exact street instead of treating a nearby commercial lot as overflow parking.

4. Plan the truck's entrance, not just its arrival

Ask management for the loading entrance and vehicle-size restrictions. Reserve the elevator and verify move hours, insurance paperwork, deposits and protection requirements. Walk the route from the loading point to the unit, including door and elevator dimensions. Confirm that furniture delivery follows the same or a separate process.

5. Compare the full cost and property-specific water exposure

Request the full list of recurring and one-time charges: parking, amenities, utilities, storage and moving fees. For a purchase, review association charges and assessments. Separately review flood disclosures and the state address tool; ask about past water intrusion, garage access and essential building equipment. Obtain insurance advice for the actual property instead of generalizing from a town name.
