How AI is changing buying and selling a home in 2026

AI now writes listing descriptions, answers home search questions in plain English and estimates values in seconds. Here is what the data actually shows for buyers and sellers in New Jersey, and where a person still makes the difference.

Searching: you can now ask for a home in plain English

Instead of filters, buyers can now describe what they want: a two-bedroom near the ferry with parking under $700,000. Redfin launched conversational search in November 2025 and reports that people using it view nearly twice as many listings and are 47% more likely to request a tour. Zillow followed in March 2026 with an AI mode that compares homes, estimates renovation costs and helps book tours.

The typical buyer still searched for about 10 weeks in 2025, according to NAR. AI makes those weeks more productive. It does not replace walking through the home or knowing which side of a town floods, which building has a strict board, or which street is loud at night.

Valuations: instant, but not exact

Automated valuation models are fast and useful as a starting point. Zillow reports a median error of 1.83% for homes on the market and 7.01% for homes that are not listed. On a $700,000 Bergen County home, 7% is roughly $49,000 either way, which is why pricing still comes down to a comparative market analysis built from the right comparable sales.

Since October 1, 2025, mortgage lenders that use automated valuation models to value collateral must follow federal quality-control standards. That is good news for accuracy, and a reminder that an algorithm's number is an estimate, not an appraisal.

Closing: faster financing and remote notarization

Mortgage technology is shortening the path to the keys. ICE reports that the average purchase loan closed in 36.8 days in March 2026, the fastest pace since it began tracking in 2019. In New Jersey, remote online notarization has been permanent since October 2021, so some closing documents can be signed by video with identity checks and a recording kept on file.

How agents are using AI, and why it matters to you

NAR's 2026 technology report found that 23% of agents use AI daily and another 25% weekly, most often for listing descriptions, social posts and email follow-up, and that 81% adopt technology mainly to save time. Time saved on paperwork should mean more time on pricing, negotiation and showing up.

At Winfar, we use AI to draft and organize, never to replace judgment. Every price opinion, contract term and negotiation is handled by a licensed person who knows the town.

What AI cannot do for you

When NAR asked buyers what they most wanted from an agent, 50% said help finding the right home, and many named negotiating the terms or the price. Those are judgment calls: reading a seller's motivation, structuring an offer that wins without overpaying, and protecting you during attorney review and inspections.

AI also creates new risks. Real estate fraud reported to the FBI reached $275 million in 2025, and scammers now use AI-generated voices and messages. Read our guide to AI scams and wire fraud in real estate before you move any money.

What this means if you are buying or selling in North Jersey

Buyers: use AI search to cast a wide net, then let an agent narrow it to homes that fit your commute, budget and daily life. See Bergen County real estate and Fort Lee real estate.

Sellers: AI-assisted marketing reaches more buyers, but pricing and negotiation decide your net. Winfar's listing fees are less than the typical 5 to 6 percent, agreed in writing. See selling your home in Fort Lee or Bergen County and our guide to the AI tools that help sellers.

Questions people ask

Will AI replace real estate agents?

The data says no. 88% of buyers and 91% of sellers used an agent in NAR's 2025 survey, and buyers most want help finding the right home and negotiating. AI makes agents faster; it does not negotiate for you.

Is a Zestimate accurate enough to price my home?

It is a starting point. Zillow reports a median error of 7.01% for homes not on the market. Pricing should come from recent comparable sales and the home's condition.

Can I close on a New Jersey home remotely?

Often partly. New Jersey has allowed remote online notarization permanently since October 2021. Your attorney and title company decide what can be signed remotely.
